150×120 18,000 SQ FT lot. This is last PVU hangar lot available for immediate build at Provo Airport.
Located directly across the taxi lane from Signature’s overflow hangar and directly east of UVU Flight School. Owner has been maintaining this lot lease for 5 years, since 2019, no longer wants to build on the lot. Is willing to transfer lease to buyer ready to start building on the PVU lot immediately.
-Includes design and architectural plans by Cartwright for 3 story (matching height to adjacent hangars) co-office / /hangar business space.
-This is the largest size lot available at PVU, can build large hangar, which may beyond many owners direct needs, but lease comes with sub-lease rights and owner could lease hangar space to third party tenants. We’ve already had hangar space lease offers from several companies at PVU.
– lease also comes with self-fueling rights.
PVU required a Taxilane Building/Improvement Fee of $300,000 with this lease, which also served as a form of down payment. Lease transfer buyer would pay the Taxilane Fee plus a modest transfer amount to reflect the 5 Year carrying and maintenance costs.

Concerns:
*notes from the pilot for frequent questions:
- Range 1000 miles
- Can fly with one engine..
- After 1984 they stopped making the Baron 58 because the pressurization and ice were competing with the King Air. – You get the King Air capability for a much lower price.
- Auto-Pilot came as an all-in-one system from Duncan with the Garmin and the Avidyne. Plays seamlessly together.
- Fast, does about 240 knots pretty easy
- Pressurization is pretty simple and smooth.
- There’s going to be a fuel burn issue until it’s calibrated. Calibration would be after 20 more hours.
- Concern of time without flying – Western Skyways was backed up about a year with Covid, etc.
